 I cannot disagree more strongly.  She is terrible.  She no longer works at Acorn-Oak, who are much better.  She started her own PM business, 4th Dimension Property Services.  It's the worst.  She does terrible work with the listing, didn't care about multiple mistakes we pointed out, acted like we were annoying her by asking simple questions, and became defensive and unprofessional when we called her out on it.  She refused to refund our money, despite not holding up her end of the bargain, and then terminated our contract.  I'm filing a complaint with the NC Real Estate Commission, but I'm also spreading the word as far and wide as possible, to prevent other unsuspecting landlords from falling pray to her unethical, unprofessional business practices.

I've got a lead on a 60 acre parcel in Fort Mill, SC.  The way it's zoned, it can be subdivided into as many as 5 parcels.  Numbers look great, but I haven't done a subdivide yet.  Anyone with local knowledge of subdividing properties who might be willing to share some advice?

I was waiting until I have a more thorough analysis, but I've been busy this weekend/week with moving.  However, after using Mojo for skips, my initial opinion is pretty good.  So far, after several hundred record skips, I saw around a 50-60% hit rate.  That's lower than the 70% or so I was getting from other services I've used, but I do feel like the quality of those hits were higher.  My contact rate stayed the same, and even went up a percentage point or so, which I feel indicates quality data.  Speaking of data, I like Mojo skipping because you generally get back a lot more property information from their skips, not just phone numbers like you do at some other places.  

I'll keep using it for a while and let you all know if anything changes, but for now, I feel like $40/mo for unlimited skips is pretty darn good.

I've used batchskiptracing for a while, usually see about 70-75% hit rate.  Accuracy is harder to gauge, since you don't know if someone doesn't pick up whether it's a bad number, or just someone who didn't answer your call.

I'm going to try Mojo skiptracing and see how they match up.  I'll let you all know...

I do 2 versions of my SOW - one that is fairly general that I'm comfortable sharing with prospective GC's.  It is detailed enough to give the GC enough intel to make their decision to take on the project or pass on it - but not so crazy that it would scare off a good prospect.  Then I have an extremely detailed version -this is the one that has no chance of being misunderstood - this is the one that the hired GC gets.  It is extremely granular and has proven to be very helpful because it sets clear expectations and puts the guy to work on a specific directive.  I have an abundance of printed pictures that I've marked up with notes or with references to a SOW sheet. My SOW leaves no room for interpretation or misunderstanding. Unless there is a specific "I don't really care about ABC, just want XYZ as a result", the guy will know exactly what his job is.


Blair, great post.  Would you be willing to share samples of the 2 SOW's you use?  I'm about to hire a GC for a project, and I'd love to see what kind of format you're using.  Thanks!

I'm on-boarding my first hire this week, and I'll be starting her off on the phones as a cold-caller. If she does well, I hope to move her over to acquisitions. My question is this: Do any of you use employment agreements? I know you don't have to when you're using a call center, or a VA, but this person will be a 1099'd contractor.

Second question is, assuming she performs as I expect she will and I move her up to acquisitions, how are you all compensating your acquisitions people?  I'm going to have her work off straight commission (which she wants) but what are the percentages you all use?  Just trying to get a sense for what the market rates are.  Thanks!
