I live in Southern California, and couldn't find deals for about 18 months because larger "pool" investors are willing to take lower cash flowing properties and outbid me and my GC partner. After several losses, we studied other markets that were growing, had new tech employers, a revitalized downtown and began buying out of state. In 18 months we have acquired 3 assets, and making offer on a fourth. All are MFR's. Through my original broker I was able to get solid referrals for maintenance, handymen, electricians, plumbers, lenders, and so on. I made the trip out of state to meet these different contractors and so far it's worked out well.

Hi Dorian,

I've been running numbers on properties and making offers for 3.5 years all over the LA area.  They just about never cash flow. I've changed course and purchased land and properties in other states; specifically NV, & South Carolina coastal.  Wait, I just bought land in the mountains near Big Bear....but that's for me.

How did you pay back the investors principle after 3 years?  Did you refi?

Jamin,

Can you explain a little more detail on how you pay back the 3 year deal at 10%?  What are the payouts to the private investor? Yearly?  Where does that additional cash flow come from in your deal?  If I borrowed 100k for a down payment on a 500k property, that would be 10k per year return to that investor, right?
