Stephan just wondering if you ended up using Rotay Capital? I had them recommended to me but can’t find any reviews for them.

I did not think it would. The LLC would be purchasing the 2 houses from me. But being that I own the LLC I figure it would not qualify for a 1031. We have an appointment with our Cpa this week so I'll see what he thinks.

I own 3 single family houses in my personal name. I just started a LLC and purchased a house using it. If I flip the house in the LLC I should make enough to pay off 2 of my current rentals. Could I use a 1031 to buy 2 properties from myself to the LLC? My goal is to move all the properties out of my personal name into the LLC.

If you are buying in your personal name PSECU is good. I did 2 HELOC on 2 rentals with no closing costs or fees to get them. I am about to try a cash out refi with PSECU. If you buy using a LLC they will not do anything for you. Hope this was helpful

Thank you for the information. I'm not sure how the sheriff sale works. If I go and bid the auction up to say 120,000 and I was the highest bidder. The sheriff sale is for a judgement of 156,000 would I still need to pay the 1st lien holder the difference or would they only get what the auction ends at?

I'm new to BiggerPockets and need some advice! We sold a small commercial building with our old business about 18 months ago. I got a letter stating the property will be sold at a sheriff sale from the fist mortgage holder. Next month. They are currently up to date on payments to me. We are calling a lawyer today. Looking for some advice on what to do I'm still owed a good bit of money. Is it likely I will get anything? Any advice would be greatly appreciated.

Can you do a search with out  buying insurance? I know when you are getting a mortgage they make you buy title insurance.

My wife and I are purchasing her grandfather's house. We are told the property has a clear title. We are paying cash for the house. Is it still a good idea to have a title search done and buy title insurance? Also if anyone recommends a good closing company in Harrisburg Pennsylvania. We are fairly new to investing and have never closed on a house with out a realtor.
