Post: Opportunity Zones in Clarksville TN

@Bryce Stclair Although I do not have experience with QOF, I am also very interested in opportunity zones, specifically in Clarksville. From my understanding, this allows an investor to sell stocks or another investment and reinvest the capital gains into real estate without paying capital gains tax. Is that what you are tracking?

@Kevin Brenner USAA quoted me higher than Allstate who I ended up going with for my Quad. Don't rule Allstate out.

On average rents are around or just less than 1% of the purchase price. COC return would obviously depend based on your initial investment.

If you're interested in looking farther North, check out Clarksville. I have my rental there and I am happy with how it has turned out so far. Cheaper than Nashville/surrounding areas but still has appreciation potential due to LG and Google building facilities there. If interested I will shoot you the name of my property manager, agent, and lender.

@Tyler Mau I would recommend checking out Clarksville (45 min to the NW of Nashville). There is considerable growth yet it is cheaper than Nashville. Lots of companies are building facilities there (i.e. LG, Google, AtlasBX). Might want to take a look.

Hello Bigger Pockets!

I have been reading and exploring this site for several months and figured it was time for an introduction. I am an Army Officer with about 5 years experience. I moved to the Clarksville area a few months ago from Virginia and so far I love it. I have various investments but would like to start diversifying by entering into real estate investing. I am looking at investing in small multi family properties in the area, with the intention to house hack.

I am looking to make connections with other local investors as well as finding off market deals.
