Ran into a odd situation today maybe someone can help make sense of? seller said he wants 2.5mil for a portfolio with 4.5mil debt.. huh?

I would assume being so young this means that you do not already own a house? If that is the case then use a standard FHA loan on a du/tri/quad plex and househack it. then use the rest of your cash to begin the BRRRR method.

I did not have one until I got about 6 houses in. Looking back I wish I would have gotten one from the beginning because of all the information they already knew that a new investor has to find out. If I had a mentor for my 1st 6 houses it probably would have saved me a few grand in mistakes.

you can also link the cash app to whatever bank account you want. so your quickbooks accounting shouldn't change for any reason.

I use Cash App and Zelle. I love the cash app because it tells me who sent the payment but unless you want to pay a small fee, you wont get the money until the next business day. maybe you could offer a very small discount if they pay via Cash App vs in person to keep them out of the store.
