I have recently considered purchasing a foreclosed home as an investment property (BRRRR specifically). I am currently in military/college market where the figures work out ARV and rental income wise. I am in need of insight on what to look out for when it comes to the foreclosure process.

I would consider just going the commercial route. You should be able to refi in you LLC.
