These are colocation data centers being built as a powered shell, leased to a prescribed occupancy, and liquidated through sale or other exit.  The demand is surging with the high power computing requirements of AI, other technologies, and data storage.  Similar to hotel and commercial except instead of SF or rooms, the lease is based on power consumption.  Large companies can build their own, but every business and most every person uses through various services they may subscribe.  

We are looking at investing in data centers.  Does anyone have experience in this asset class?  Anyone interested in learning more?

I would look around Maryville. If you don't mind the drive some nice areas and farms for sale between Knoxville and Chattanooga. Probably more locations worth investigating but I'm not as familiar with other areas. Also a BRRRR investor and we have small kids as well. Great place for families. Would be interested in connecting if you end up making the move. Several good meet ups in Knoxville as well.
