I have sacrificed my health to persue a career. I was able to invest while loading my 401k all while married with kids who do sports. I have the ability to leave my job to spend more time with my family, work on my health and teach others about freedom.

What I do to be the most efficient is to post in the ad that a background and credit check is completed as is an application fee to cover those checks and the required two months security unless i'm limited because of their age to one month security. If the person wants to move forward, I set a time i'm showing the property. I will reply to ten applicants and tell them I will be there on Saturday between 10:00 and 10:30 and have them all come at the same time. Then they will fill out the application then if interested. This is the quickest way I have filled vacancies.

I would recommend finding an agent who is an investor as well to make sure they know what they are doing and understand real estate investing themselves. Still run your own numbers to make sure you are comfortable with your purchase.

Rick summed it up well regarding setting it up yourself. I do want to add one item and that is to make sure you have more than one member or the courts will look at it as you are just trying to hide behind the LLC. I do not have an LLC for each property I own but rather group a few together. You will find a difference of opinion depending on which attorney you speak to but at a minimum always make sure the property is insured well and make sure you never cut corners to save money.

I use Jerry Marren from Home team Inspection out of West Hartford. I've used him at least 30 times and have never had an issue with any work he has done.

I haven't really tracked leads(Houses looked at) to a purchase but out of 20 houses, I'm putting in 10 to 12 offers and close on 2 to 3. That was up until early 2016. I'm on a streak of over 30 offers where I did not get my offer accepted. I believe first time home buyers are out bidding me. My profit averages out around 34K after rehab.
