@Brandon Sturgill Will do. There have been a few posts like this over the past couple of years ending with "Please let us know how it goes after a while" but no follow up. I hope to not continue that trend ;)

Thanks @Cassi Justiz and @Drew Sygit for the feedback. I think I'm comfortable with this overall given the long-term tenants with a great history of paying on time. Eventually, the plan is to build a network of local professionals but I dont have that yet.

BP Community,

About to close on my first out-of-state investment property (SFH). The property has an existing long-term tenant and is cash-flowing. I've been in a trial with Hemlane, specifically the "Complete" package since I have yet to build up a network of service professionals in the area. Existing tenants claim that they are generally happy with the property and don't have any complaints or repairs that they've requested and they've just renewed their lease 2 months ago.

What I like about Hemlane
- Cost: Even at the most expensive package offering for full repair coordination and access to a network of service pros, its still cheaper than the property management companies I've spoken with. (Separate issue, I've been unable to find one that I'm happy with)
- I know there are other cheaper/free property management applications and services, but the repair coordination and not needing to be on call is a huge plus for me.
- Experience - So far is just awesome. UI is great, customer service has been great

I've seen some postings on here for Hemlane. Generally positive, but few and far between. I'd love to know if anyone has been using them, specifically the "Complete" package and would be willing to share your experience.

    @Boris Portnov - Thanks - I'd be happy to connect if there are properties in the surrounding area you'd think are interesting  House hacking won't work as I already own a primary [permanent] residence, although in theory I love the model.

    @Larry S.- Similar to my note to Boris, house hacking  / owner-occupying a multi-family isn't a possibility right now

    I'd love to be able to find a way to invest locally, I'm all ears if there are any other thoughts/suggestions

    I'm a new investor. Like so many others, I've read loads of books (Including Bigger Pockets, of course), read tons of blogs and listened to heaps of podcasts. The final hurdle has been accomplished: My wife is now on board!

    I've got lofty goals, but need help with the first step. I'd like to start with either a SF or 2-4 unit MF property and am confident I could secure financing. 

    That said, I live in a very expensive part of the country (Bergen County, NJ) where home prices and rents don't align well, so my first deal will need to be out of state. I'm comfortable with this and am open to all parts of the country. I'd love to hear where in the country people are seeing success now.

    I'm looking forward to being a part of this community and sharing (once I have what to share).
