I know there are several apps that can manage rentals (including rent collection, expenses, etc).  Are there ones that people on here would recommend.  I stumbled upon Cozy.co which does some of that.  Would be interested in other people's takes on further options.  Much thanks.

Thank you Russell and Justin for the responses. Yes, I used my former realtor to simply list the home on MLS, but I listed it myself on Craigslist. I'm doing all the showings and inquiries for the rental.

Many people have asked about pet and pet deposits.  So far I have allowed pets in the application. Should I place any restrictions? The property is a small row house with hard floor floors.  The prior owners had a cat. Any recommendations from your experiences that you would advise with pets pertaining to the DC area?  Many thanks. 

Hello all. I'm an amateur landlord in DC. I listed my property on MLS and craigs list just yesterday and so far there has been over 25 people wanting to see it. I wanted to ask how to establish an application process or system for all the interested parties.

Do I take hard paper copies of a rental application at the time of showings?  Where do I get the paper applications from?

Do I request a check for the application fee? or do I use an online system like smartmove.com? If so how much do I ask for this check?  I know bundle packages cost about 40 dollars minimum?

If I have multiple applications, do I process the checks one at a time for those who appear to qualify and go from there (eliminating one by one) or do I process them all and then make a final decision? 

This is overwhelming and any suggestions would be greatly helpful.
