Post: Vacant 4 Plex - Needs Renovation

This building was built in 1900 as a 4 plex and constructed on concrete and stucco, it contains 4 units that are 1 bedroom 1 bath each and each unit is about 500 sq feet the whole building needs to be updated, perfect project for the right person.

It was fully rented out as of 2 months ago for $395 ea unit so about $1600.00 per month. I am planning to update the whole building but thought I would see what kind of offers I might get here.

Updated this building could bring $1900 + per month......Make offer or what do you have to trade?

Building is located on Calhoun in Springfield Mo just west of Grant and across from Grant Beach Park and could be restored and a great income earner.

I am also a licensed real estate agent and this property is NOT listed on the market.

This lower front photo was taken in the past when the building was cared for and with some paint could look the same again.

I do know the roof is in excellent condition per insurance company inspection, also the line to the city sewer was replaced about 10-15 years ago.

I will consider a 10% carry back.

You said you have been working with the Realtor for a few months, have you ever purchased anything through this agent? Does this agent know for sure you can purchase the properties you are asking for the financials on or has this agent shown you properties? I guess what I am asking is do you know for sure the agent is taking you seriously?

Agents are in the business to earn a living as well and that only happens when property closes. 

 I have been an agent for over 13 years and worked with all types of buyers and yes "those who say they are buyers" and working with investors can be tricky because so many people call themselves investors, with all the bird dogging schemes and the multitude of people trying to by something for nothing it can get hard quick for an agent to tell who is serious and worth working with and who is not. Some investors just want agents to write ridiculous offers to fish for a deal they can try and sell to a real investor.

In the end I keep my best finds for those who have closed with me in the past and made me some money as well, its a two way road for sure.

I am needing 55k to rehab an existing 4 plex building in Springfield Missouri for about 6 months. Can anybody point me in a good direction?

Building was fully rented 2 months ago at $395 per unit ( All 1 Bedroom ) but is very dated and owner was paying for the Natural Gas as building electrical was limited and all needs to be updated and electric based heating/cooling and cooking so tenants can pay electric, leaving just water/sewer/trash and hallway lighting for owner expense.

Roof is newer and was sealed a year ago and Rated a #1 by Insurance company, I just need to update from the studs out on the interior and paint building and add some landscaping.

I have a free and clear deed as collateral and expect to be able to clear the loan in less than a year.

This building as built in 1900 and sits across the street from Grant Beach Park in Springfield, Photo was taken a few years ago when it had better curb appeal.
