Hello All, 

I'm looking to purchase some rental property but I don't know how to write a rental agreement. Should I go to a lawyer and have them write one for me? Are there any free options that are just as good? What should I do? Any help would be appreciated.

Are there any good area's in PA i should consider, that's easy to get into?

@David Saget, it's a market that has been flooded with investors from NY and NJ over the recent years. Money has been coming from out of state since we have much nicer purchase price to rent ratios and more favorable landlord / tenants laws. I do mostly out of state investing myself, and the biggest challenge I've faced when building my business has been choosing the right people to work with. If you have one team member that does not get the job done - whether it is your agent, inspector, lender, contractor, or property manager, the whole deal comes to a grinding halt. You have to have reliable people to work with.

Has anyone purchased any property in Allentown PA or surrounding areas? What are the challenges which you face and is it worth it? I'm looking to find some good investments that are not too far from NY and also not as expensive as NY.

I came across a high Ranch in Long Island NY which seems like a good deal for the area, my only concern is what it would cost to get the bottom floor permitted as a rental or mother/daughter. Does anyone have any idea or dealt with doing so in Long Island NY?

Hey, im looking to purchase some property in the New York area and I am not sure how I should go about getting a mortgage. I'm looking to do fha, but does anyone have any suggestions? I was told not to go with a bank but a mortgage lender. What are the benefits, and info would assist as I am trying to put an offer on this property soon.
