I used to own the Rosa Pizza in the uniontown mall in Pa. During my time there I actually bought two duplexes and an old Victorian cash. I still own them. They sit there. I have no interest in investing in Pennsylvania.  I paid 10k for one of the duplexes that produces 10k a year. They are vacanty now. I like Florida. Tourist are great for business.

I don't know of any food sites like biggerpockets, but that is an excellent idea. I am in malls for many reasons. Foot traffic, whether it's raining or freezing or too hot. People come inside to shop. The rents are also very low these days. And in general, it a challenge to get someone to pull over on the side of the road to your establishment unless you are a national brand. 

I am  very passionate about my deals and food businesses. I would like to find like minded partners who can find deals.

I am  familiar  with the East Columbus area. MOST properties there are older.  The expectations at $475 are what they are. I have a few duplexes that I put a few dollars into and are free and clear so I pocket all of the rent less lite expenses. Assuming that there is adequate plumbing,electrical and working furnaces, I don't see where else she would spend the $300 extra per door. If this property could be purchased at appraised value I really don't see why she wouldn't make at a min $5000 a month . And that's with a mortgage. That's based off my experience with duplexes that are free and clear. Again I could be wrong. 

I'm sorry Nicolas Paez, just curious,and I'm sure your right btw, but how did you come up with the 30,000 a year cash flow. $475x15 units x 12 months.  I'm new to multiple unit investing( over 5 units) . What formula do you use. Thx

The good deals in the multifamily world are sold before any public announcement is made.  The descent deals get written up in a memorandum of offering and are circulated to a few brokers' client lists and are sold.

Loopnet is where the unloved and overpriced congregate.

There are occasional exceptions. Every once in a while in our local market a residential real estate agent will have a small MFH (<20 units) fall in their lap and will immediately list it on MLS just like they would a pretty house.

 Thx Roy. 20 units for 1 million that rent for 750 a door doesn't seem too bad. I'm used to buying duplexes bin Pennsylvania. I moved  Florida and opened a low rent hight foot traffic restaurant, saved and am almost ready to get back in the game.

I have properties in Pennsylvania. I have two mortgages and rented. And two duplex rented. I want one multi unit properly with at least 20 doors. It was so hard to save up 100k but I can keep saving and will be ready in another year. I just wanted to.speed the process up.
