As far had the mortgage company I told them I would move in within 60 day’s. I do not want to cause mortgage fraud or anything so thanks for the advice.

I just closed on my first property. I'm buying it as a primary residence and the tenant there recieved 60 days notice from the previous owner to vacate the place... the tenant is not complying and I feel she will probably stay there long term. She verbalize that she will stay there for another 6 months and the family has indicated that if i gave them 30K they will vacate the place immediately... being my first property in a two family home I would like any advice you guys have. The tenant has also stated that she did recieve the 60 day notice but would want a letter from me as well. What should I do? This is in New Jersey. Thanks!

Also the seller is not going to remove the oil tank. I would have to remove the tank after closing. But would the guarAntee from the company be enough for you? Thanks!

I’m in the process of purchasing a property with an underground oil tank. There was sample performed and it’s showing 90% no leakage. I would also pay a fee of $1400 for a guarantee when they dig the oil tank up and they will cover all remediation from what was told to me by the company.

Do you think I’m taking too much of a risk? Let me know your thoughts as attorney review is done and we are planning on closing next month.

I never thought I would be a home owner... especially since I live in NYC. But a coworker told me about Union City, Nj and it looks like I’ll finally have my first property by the end of the month!

My first two family property is in Union City, NJ. I’m in my 30s and I will be living on one duplex and I’m renting out the other place.

I’m fairly new and I just finished attorney review and locked my rate in at 3.125% with conventional loan. I did put 15% down.

I’ve only been reading about investing property for the last month or so but I’m learning a lot!

Anything I should know about renting a unit out? What I should prepare for? How much savings I should have in case something happens? I’m just absorbing as much information as possible.
