Hi Jay, thanks for the thoughtful reply. As a relative Newcomer to bigger pockets, I must ask, is there a way that I can be notified when someone replies to a post that I have commented on or even when they specifically reply to me?
The only way that I was able to track this down was when I searched the topic Gatlinburg and looked at the various Posts and tried to remember which ones I had commented on, then I was able to scroll down and recognize my picture and find it.
In an analogous way, Facebook gives notifications when someone comments on your post or replies to you, is there anything similar in BiggerPockets?

Hello, we went through a few properties with a Realtor last week. Management fees were a whopping 30% ( included everything). I am used to 10% in North Myrtle Beach. I can’t imagine how you’d self manage out of state (hire your own cleaning and handyman crew ?).
Is a 800k cabin grossing 115k netting 67k decent for the Gburg area ? Is Cobbly Nob too far away 19 min by car to Gburg brewery ? I could ask questions all day about the Smokys, lol

I just looked at some his past week. My realtor assured me it’s better than Orlando. There seems to be 20% + property management fees, I’m used to 10%. A home for 800k grossed 115k and netted 67k. Not great but not bad. I’m wondering if being 20 min away versus 10 from Gburg matters much.

Nice to know That the attractions are still growing (Epic), however there is a ton of vacation rental construction, Room to expand, and Windsor Hills prices are about what they were in 2003-4.

Looking to buy larger 6+ bedroom place near Disney for investment mainly with eventual once in a while family use. Nice amenities at Windsor Hills, but older smaller homes; large homes at Sonoma but less amenities. Some places like Reunion Encore have restrictions on renters amenity usage. There are so many gated communities such as Solterra, Solara, Solana, Sonoma, and Sedona (that’s just some of the Ss).
Is anyone else looking for similar homes, and/or anyone have thoughts on the market there in general. Looks like they are still building, and to look on a map, there is still a lot more land to develop.

I have done 50+ hours of net research on the STR near Disney places. There are SO many for example (Solterra, Solara, Solana, Sonoma) and that's just the So...and then subdivisions within some.
Many developments look like they could expand as well. In general I’ve found that new builds are least expensive, limited/hard to get, the better amenity places like Windsor Hills are a bit dated homes, newer places have smaller amenities. I’ve been focusing on 6-14 bedroom places. Encore has nice homes and good amenities, but you may have to use their own management company. Some gated communities have complaints of break ins, some people have horror stories about the new construction.
Although in theory this area sounds like a slam dunk (popular attractions nearby, weather decent year round, allowance of STR in gated communities), perhaps so many people are thinking this it's causing problems. 15-20 years ago Windsor Hills places were selling for about what they are now.
If anyone has seriously looked into the STR area here, I'd be interested to hear your thoughts. I am already working with a Realtor.
