@John Alosio great and timely questions, I’m very interested to follow this thread as I’m debating the timing of some improvements on the unit I currently house hack for this exact reason.

Conversely, you’re also not losing extra money by having a non-paying tenant wear out, or worse - trash, your vacant unit, plus even more lost rent having to deal with whatever backlog is in the legal system when you finally can evict. Not necessarily true that if you rent it, you’re no worse off than it being vacant.

Hi Ryan. Native New Mexican here, transplanted to Massachusetts.

Bought first property at 33, a 3 story triplex.

Re: student rentals, you could concentrate your marketing toward STEM graduate and medical students at UNM. Quiet students that will just study and drink coffee all the time. You could advertise your rentals in the graduate and medical school student lounges and (electronic) bulletin boards. I have a friend here who finds his tenants through similar means and it works great for him.

To use FHA, you have to intend to live in the property for at least 1 year. If both units are occupied and you can't get at least one of the units vacant, then FHA isn't an option.

You may be able to find a condo within 20 minutes of the prudential area, but it will no doubt be in a war zone for less than $250k.

Boston doesn’t have a lot to offer at that price point these days.

If you decide to ask them to leave, you will have to wait until the eviction moratorium in MA has ended, which is currently the sooner qof August 18, or 45 days after the covid19 emergency declaration is lifted. Note also that the governor can extend the moratorium for 90 days, so make sure to check the current status before you issue a notice to quit.
