I am looking into building a log cabin kit on some acquired land and would like to know if anyone in the Vermont area has any recommendations for great general contractors to oversee the project??

Unfortunately my experience is within the trucking industry. I co own a small Trucking business with 4 trucks. I also drive locally for a large company. I’m looking to learn as much as I can regarding fixing and flipping real estate. Everything from financing and finding deals to selling and marketing. I’ll take any and all advice in between

Hello BP!

I was curious if there was anyone around the Nashville TN area that currently does fix and flips? I want to gain more knowledge in this space and I'm willing to help out on the project for free to gain knowledge. I'm 24 years old and would love to get my first fix and flip within the next year or two. On the job experience is the best practice and I would love to help someone with their flip!

Hello BP! I wanted to start by thanking the community, you guys and girls have been tremendously supportive throughout the entire process.

I came across this duplex in Murfreesboro, TN. The selling price is $259,900. I did a rentometer check for comps in the area and they are renting for around $1,250/mo so my conservative rent is $1,100/mo (this property also has 1 bath while the comps all had 2 baths). I will have to gather more information on the property first as there isn't many pictures of the place and because it's been posted for about a month now. I also used a rental property calculator that gave me a CapRate of 7.84% (this is with a 20% down payment).

If anyone could help me with my analyzation that would be amazing! I want to know that I am doing the steps right so that I don't potentially mess up my first deal D:

@Delbert Standifer you should use the calculator on bigger pockets for rental properties to find the answer your looking for. too many factors are involved to determine a generic "cash flow" on a property $80k to $100k. These include annual taxes, your down payment, what you pay and what the tenant pays, what needs to be repaired if anything, what you set aside for vacancies, capex, etc. There's lots of articles and podcasts that can assist you with how to find out how much you should set aside for each of these but ultimately it depends on the property itself rather than how much the property is selling for :D
