Great info thanks. 1. You kept mentioning, “ in your personal name”. If I moved them to a LLC which I would own solely, would those count as my personal 10 houses??

If someone could help with this please? I am reaching my 10 rental houses in my personal name. The banks tell me that once I reach 10 that’s it. What happens now? How can I continue to invest? I would figure that I could transfer them into a LLC, which I am not afraid of doing especially for the protection. No need to comment on Hey the due on sell clause as I am fully aware of this. If I do transfer these houses into a LLC would instill be able to purchase homes in my personal name and continue buying 30 yr mortgages. The banker says that they would still count the ones in my LLC. Need some help on this matter thanks!!!

Hey I am buying rental homes and having them put in my personal name. The banks tell me that I can only do 10 of these. My question is what happens after I reach 10 properties?? Or can I transfer these properties into a LLC and continue to purchase in my personal name?? No need to bring up the due on sell clause when answering as to I am fully aware of this. Thanks

Hey just wanted to get some other investors opinion on how much money I need to put to aside for each rental house I have. Is there a set number or does it depend on each house?? I figured for houses around 80-100k maybe 2-3K each. Any advice on this would be greatly appreciated!!!

the investment makes more sense and profitable at 30 yrs. not much meat on the bones at 20yrs. What is a 1.25 DCR mean??

Im looking for a mortgage company that will finance a 5 plex in a 30 year term in the shreveport bossier area. Please help out thanks. I have went through one but they can't go over 4 units without it being considered a commercial property. Any advice welcome on how to finance this project.
