That is rough. I would definitely contact an attorney to see what your options are/if it's worth pursuing.

Oh yeah I would definitely put the 19 days in there if it was me, as you both agreed to that.

I really think it depends on the market. In my market I can still find good houses for 30K (on the MLS believe it or not). I put 5-10K in rehab and cash out refi on the appraised value in six months. Then I get all or most of my money back and still make a lot of money off the top renting it.

The last house I bought for 31K and did a 12K rehab. It appraised for 55K, which was lower then I hoped, but most of my cash came back. It currently rents for $925. Escrowed mortgage payment is $362. I manage it myself. Everything in the house is basically brand new, so I don't expect too much maintenance for awhile. If you say $200 a month in maintenance/misc expenses, I'm still making 300-400 bucks and I have most of cash invested back in my bank account.

 925 on a 55k house? holy crap, is that normal for your market?

In the area I invest it is. I could have probably gotten 1K, but I wanted to rent it quickly. I currently have one in works for 35K. Only needs 4-5K in rehab (I do most of this myself though so my prices are a little lower) and it will rent for $950.

It definitely is harder to find deals like this now though in my area, but I found this on the MLS. I just offer low and I buy cash so they accepted.

I have no advice on that, you may want to consult an attorney regarding that. I personally wouldn't do it as you told the tenant you wouldn't verbally, but I'm not sure of the legal ramifications.

The beg bug can is pretty scary. Those are a nightmare, so hopefully you don't have them. This is similar to a situation I had recently. I let them move out early as well (eight months into a twelve month lease) because they never paid their rent on time. I had to send a few pay or quit notices and was generally sick of dealing with them. I didn't enforce the early termination fee in my lease, but they did end up leaving a bunch of garbage, ripped the carpet, etc. After these damage deductions, they won't get much of their security deposit back.

I'm not sure of the legalities in enforcing something in the lease when you told them different on the phone, seems shady, but it sounds like you have plenty of damage to deduct from the security deposit either way.

That is very odd and yet interesting at the same time. I've never seen or been in a house like this. I guess if it's normal for the area it wouldn't hurt the value if you are shorter than 6 foot, but personally I would hate it as I'm 6'2.

I bet it's an FHA loan. Unfortunately they are strict and they do not allow peeling paint anywhere.

It doesn't scare me at all. Most homes here were built before 1950, so it's rare when a house doesn't have cracks. I've never really had a problem with it, but definitely check the foundation out to make sure there aren't any problems causing the cracks.

I would assume it has asbestos in it and treat it like such. If you test, you need to disclose and people freak out when they hear that word. I would do what Geoffrey recommended. I did something similar to the last house we bought and it looks great now.

Ahhh bummer. Yeah that is quite a complicated one you have there. What does the title company say about it? Are they at a dead end and saying you need to clear it yourself?
