I don't think you'll get far asking for a HELOC for a rental property (I didn't). I do have a commercial line of credit for my properties in St. Louis.

I did find one bank (I think it was Regions) that would do a Home Equity Loan (not HELOC) on an investment property - but I was looking for the liquidity of a line of credit.

Know of any local banks that will do a HELOC on a rental property?

So far BOA, Regions, US Bank, and First Community have said no. Regions will do 70% LTV Home Equity Loan on a rental property for 15 years.
