Just curious what other landlords out there are paying for their CPA every year.  I file under an S corp with about 23 doors and a flip or two a year with only meeting with my CPA once a year.  His charge seems to go up every year and is almost $2000 this year.  So I am wondering if this is with in the average.

Downstairs unit that has thermostat should be responsible for heating bill. For the upstairs unit you could have an electrician install some electric baseboard heaters with their own thermostat. Then it is tied to their electric bill and they would also have their own thermostat as well

sounds like good advice. When you say new bedding, are you referring to mattresses as well?

Just picked up first Airbnb property. Riverfront property on Mississippi River in quad cities. Any advice???

@Shane Elias-Calles. Use the $3600 for down payment on first rental. You will learn way more going through your first deal on your own.
