Hello! My family just inherited a 3b/2bth in Dothan, AL. My mother is there now cleaning it out. It needs a lot of cosmetic work to sell retail. I’m trying to link up with a GC to walk the property with my mother and give her a quote. She is considering selling as is which I think is a mistake. But we are open to offers as well. Comps in the area range from 140k-195k. Will rent for 1000-1100.

Yes, I did majority of the work myself. The only contract work I had done was windows. I remodeled the bathroom and made all of the other repairs myself. It was a learning experience to say the least. I was sad to see it go because it would have made an excellent hold. Unfortunately life happens and I needed to wash my hands of it and move out of state.

Single-family residence fix & flip investment in Bessemer.

Purchase price: $61,500
Cash invested: $6,500
Sale price: $72,000

This was my first investment property. Originally bought as a buy and hold but ended up selling to another investor due to life circumstances. Although I did not accomplish what I set out to do, I did make a positive ROI and came out with more knowledge than any book could teach.

How did you finance this deal?

@Andy Yarbrough I just got a quote for 2300 on 4 windows from Budget windows and doors. I think this is a decent price considering the windows are large. I’ll check out Home Depot. I’m waiting on a few other quotes.

Hey everyone! I am looking to buy a 40,000 duplex in Birmingham Alabama. My bank won’t do loans under 50k AFTER a 25% down payment. I am looking for advice on getting the lowest rate possible with the smallest down payment. Would a local bank be the way to go?
