looking for reccomendation for crowdfunded 1031 exchange company. I recently sold a rental property and would like to try and defer all or part of the proceeds. i dont want to exchange into another self managed property...would like to take a break from landlording

Does anyone know of any local banks lending in the form of a portfolio loan? I sold a small business of mine and have no w-2 and not able to qualify for conventional loan.

I recently sold a restaurant of mine and my wife and I are currently looking for another small biz. I currently have no w-2 or income. I want to start an investment portfolio. I paid cash for first deal a week ago but am finding it difficult to finance future deals. The lack of income is only temporary. We have no debt and substantial savings.

Should I be looking for $ someplace else?

Great post. I can relate. I ve been reading, crunching numbers, meeting with realtors and doing drive byes for six months. I was constantly questioning myself. I finally pulled the trigger this week on my first. Its not "homerun" but for me a start. I'll learn from the experience good or bad which will give me the confidence to move one to property number two.

@Upen Patel I went to local bank (bank America ) and was told that program only works for primary residence.

You only need to get the owners title insurance once, and that too is optional. The owners title insurance is up to the purchase price. You can get a new owners title insurance in the future if the property has appraised a lot and you want more protection. Only the lenders insurance is mandatory. I also suggest that you get a owners title insurance. You don't get it now, and someone shows up a day after the closing, then you will have no protection.
