What you said is true and it's what you were taught. You can get a sense of the velocity of transactions by doing exactly what you explained. BUT!

Does that really help an owner or investor make a decision that will more than likely affect their investors they have a responsibility to protect => Probably not.

What you need to do is a multifamily demand analysis to a current state of where the demand in Phoenix currently sits. Then you can do an economic base analysis and estimate the future demand 12-18 months from now.

That's the information that can truly help owners and investors make decisions that affect others.

@Aaron Hill If you look at the second post in this thread I lay out how I set my goals and beyond that, I use a quarterly planner, that I created for myself, to keep on task. Beyond that, having an accountability partner will help reach the goals yo set.

@Rogelio Vivero You shouldn't be focusing on a written plan at this stage in the game. The first thing you need to do is build relationships. I just wrote a blog post about this exact thing today. You can go to the website in my signature to read it. I really believe it will help you.

I have created a Podcast where I share my annual, quarterly, and weekly goals and then set my no more than 3 important action steps each day.

In each episode I cover the results from the previous, year, quarter, week or day, and then set the goals for the next time block.

I do this daily, so we can hold each other accountable for achieving our goals and help in our daily productivity.

@Dave G. It's a proven fact that multitasking is impossible. Our brains can only focus on one thing at a time. That's why it's illegal to use a cell phone in a vehicle in some states.

To prove my point, have ever been driving down the road, been focused on the conversation because you want to be a good listener, and pass up your turn. I do it all the time!

@Wyatt Reed Congratulations! You're one of the few that have mentioned writing your goals and having a plan to achieve them.

The only thing I think you could do to improve, not knowing your whole story, is to swap monthly for quarterly goals. It's been proven that a month is too short and anything longer than 90 days and you start to get complacent.

So, every 90 days we reset, adjust our goals as necessary and move toward our definite chief aim, as Napoleon Hill would put it!

@Steven May I applaud you on the effort you're putting in to meet the goals of graduating and getting a house. 

You can be more proficient with your time, as you have allot on your plate, where you can plan your time at the hospital, studying, reading and listening to podcasts, and sourcing deals.

I've said allot in this thread that if you set annual, quarterly and weekly goals, and then take important action steps each day, you will be successful faster and your productivity will sky rocket.
