In California you can start a 3 day notice to pay or quit the day it is late. (example: if rent is due on the 1st, late on the 5th, I would give 3 day notice on the 6th). Talk to an eviction attorney local to the property. They will give you all the information you need. Having someone local who knows the judge is best. Hiring an eviction attorney from the start will save you time and money in the end.
