 I'm...- How are you guys looking at deals with such low cap rates? 

Hey guys,

Looking for some feedback in the ashburn / fairfax county area. There's a lot of new development by toll brothers in the area and my friend who lives in the area believes he can rent out a new development 3br /3b - 2br/2b for around 2650 a month. There's not much multifamily in the area and im curious on why. 

Units in the area are trading between 350-450k 

How do you guys feel about the market there for SFHs and looking for a low risk return. 

Do you guys suggest other areas?

Joel - Thanks for the feedback. Most definitely want to leverage and get into a bigger property and keep rolling it. So after speaking to a bank most rates are hovering around 5.5% and can be lower depending on your relationship. 

My strategy will be looking for an value add property and going into fix it and refinance to a traditional loan.  If i can't refinance, i would just sell and 1031A to another property.  

I was hoping some of the local guys will help me answer this question better. 

If you had a million dollar cash and had to only invest in new york city, what type of investments would you aim for? 

Also - due to the tight markets for mutli family - How do you invest and hope to refinance to get into a second property? 

What underwriting requirements do banks have for multi- family properties for first time owners?

What's the vacancy you see in the area? Also, if you bought a multi family unit, do you think you could've refinance out after leasing it up to continue this snowball effect? How did you manage to find such a cheap product? Based on search, everything was in the 200s at least for multi-family.
