All property shall be removed and property broom swept

Ok.

I did tour the property on closing day. However, per the closing agreement the pevious owners were allowed to stay on the property for 1 more month, while they worked on closing for their new home.

Hello everyone!

I recently purchased a property where the previous owners left A LOT of items and junk behind. Enough junk which required me to call a disposal company to pick it up and dispose of it. Is it possible to forward the disposal bill to the previous owners?

New carpet, cleaning of the entire property, new insulation, new plumbing, new paint on 3/4 of interior walls...

What was the outcome?

During showings for tenants applicants everyone applied who saw the house. Everyone commented that they wanted to rent and live here.

Lessons learned? Challenges?

Start screening and showings sooner. Have a better screening system and response system in place. Maybe hire screening process out. Be more thorough during walk through. Cleaning takes longer than anticipated. Plumbing and electrical cost more than anticipated.
