Is anyone familiar with J-1 Student Rentals? Please share you experiences.. Thank you!

I have a 12 unit, currently short term rentals, under contract in Myrtle Beach. Looking for good recommendations for lenders where this isn’t a problem.. for example Wells Fargo won’t lend on short term rentals. I will convert the rentals to long term after closing. Just need to get there. Please advise!

Does no one openly share info on BiggerPockets? Why must I message everyone for info? Is it a secret?

I have 47 acres in the Northeast... the land has been okayed for a assisted living community. I believe the seller of the land had plans for 80 beds? Not totally sure. Does anyone have advice to move forward with this or can you point me in the right direct of someone who might be interested in partnering up to make this dream a reality? Thanks in advance.
