Hey BP network! I'm intrigued by the recent movement in short term rental arbitrage, both from a landlord perspective (marketing and renting to folks looking to conduct short term rental arbitrage) and from an arbiter perspective. I own a short term rental in Cape Cod, and will be finishing a BRRRR in the northern GA/chattanooga TN market.

I’d love to network with folks on both sides of this fence to learn the pros and cons!

@Cody Gagnon hi Cody, to piggy back off of what @Adrienne Green was saying, also look at Rossville GA, Fort Oglethorpe GA and areas of Ringold. Also make sure to join the various REIA Facebook groups. Take some time to do a bit of networking. I'm an out of state investor in the Chat area and taking the time to network and see who the investor friendly contractors and lenders are has been invaluable!

Hello Bigger Pockets Community!

I have my second investment property under contract (a win in itself given this crazy market!). I have a business partner that is also joining me on this adventure. We are now looking to create a LLC for which we will put this property and future properties into. A lawyer provided us with advice to create a separate LLC for each property.

Question to the Bigger Pockets community: Is that what most folks are doing? Are there alternatives? What are the pro's and con's to having an LLC for each property, rather than just one for the portfolio of properties?

@Mitchell Zoll of course. They explained that if something happened at one property, a separate llc for each property protects you from losing your portfolio. That said, I plan to grow and scale, so having 20-30 LLCs created in a few years feels a little nightmarish. So I’m just trying to learn what others are doing. That’s all.

Good Day Fellow Investors!

I live in the Boston area and I'm evaluating a property in Madison New Hampshire for a short term/vacation rental property.  All of my vacation rental experience is in Cape Cod.  I'm looking to connect with folks who have/had properties in the Madison New Hampshire area.  Specifically, I'm looking to understanding any challenges/issues you faced?  What were some of your suprising successes?  Would love to hear your war stories, and I can share mine from the Cape!

@Daniel Fisher hi Daniel, I ran into this in Massachusetts but eventually found a handful of credit unions and small local banks that were willing to work with me. I literally pulled a list of credit unions in Massachusetts and just started calling. If they would lend to me with reasonable terms, I’d then ask them if they knew any that would. Pretty quickly I had a list of 10 that were favorable, and this was after people told me that nobody would lend to me. What market are you in?
