@Mehran K. Thanks! The large scale deal is very exciting. We are making progress every day. Could be breaking ground the end of 2014 if everything continues as it is.

Should things continue to develop, I'll keep you posted for sure.

Scammers prey on projects like this and if they say you have to give them a bunch of money or upfront fees you need to run for the hills!!

Sadly I see very few credible lenders in that space.

@Joel Owens What constitutes a bunch of money?

They claim to be a pension fund money group, NOT PPM/Bond stuff.

The JV situation is asking for 25% of the equity stake for life.

There is a 1.5% stake from our end with a 98.5% stake from theirs.

The 1.5% sits in Escrow.

Balloon note then 8% for 10 years

I have been working on a large mix-use commercial opportunity. I have an investment group who is willing to put up 99% of the money for this venture in phases, with 1% being raised by myself in exchange for a JV type situation. OR they will put up 95% and I will have to raise 5% for a 10 year balloon that would then be refinanced into our companies name in 3-5 years.

Who does one go to (My capital raising advisory gent doesn't know I'm asking this!) to raise this kind of money? We are talking $150M per phase roughly.

Anyone have experience here with investors utilizing this kind of dollar amount? I am attempting to make this a build and hold situation, but could be forced to have a build and sell.

Thanks for the thoughts.

Hello William.

I have been in the Buy and Hold business with real estate on a very small scale in KC for the past several years. I really desire to find a way to grow this.

I was very excited to listen to Podcast #36 recently from BiggerPockets. What a great show. Lot's of nuggets in there for the record book.

Good afternoon.

I just found this site, and thought I should introduce myself and start learning the ropes around here. Or is that the pockets around here? See, I'm already confused! :)

I've been part-timing in real estate for the past 10 years, and recently had the "Ah Ha" moment that I really could do more with my residential business. My profile has additional information as well.
