Hi Michael, 

All 10 mortgages are personal and not business loans correct?  Do you own a business? Do all of these loans show up on your credit report?

You’ll have to get in touch and have a chat with a lender about your credentials and property info. If you have questions I would be happy to do that with you. I don’t know of a one stop shop to find the best deal, you typically have to just go through the process with a couple lenders to find the best deal. 620 minimum credit score right now with a conventional loan.

We have a renovation loan program. I just closed on a 400k reno for a 750k ARV. This type of loan requires a contractor that is approved by us (isn't hard for most contractors to get approved). You can't just do the work yourself. It's interest only during the renovation period. I've only done this with conventional loans, I will take a look to see how far it expands into other types of loans for anyone interested. The contractor is on a draw schedule and when each milestone is completed, more money is released. It's a solid program!

Are there any liabilities that you co-signed for that the other person pays for?

If you are self employed, Are any of these paid by the business? Are any of these student loans? Are any of these installment loans with less than 11months left of payments? If yes to any of these, please give me a private message. I’m willing to take a look and I think that rate for the cost might be able to be beaten. If you want to keep the other lender honest I can run rates for you tomorrow just to give you an idea. Or anyone else reading this for that matter.

 "How long have you had the property, what is your rate, and do you have PMI? What is the value? Can you refi?"  

These are all valid questions to determine if its worth it or not.  It would make sense to have a lender take a look at your current mortgage statement.  If you can lower your rate enough to make it worth the closing costs then its a no brainer.  Depending on how long you have been in the property and its value, you might be able to remove your Mortgage insurance completely.  Shoot me a message if you have some questions.

It sounds like he is having an issue transferring those appraisals. An appraisal wouldn’t have been needed if he had a property inspection waiver (appraisal waiver) through Fannie or Freddie. I could take a look if you continue to have issues. How long ago was the appraisal done?
