If it didnt sell at auction, i'd be curious as to why i didnt sell. Is it forclosed on by the bank? Was there a second mortgage involved? Is it a back taxes property?  Was the opening bid by the bank second mortgage agent to high for it to be worth it? 

Land is a great resource but id be wary of  whether its truly below market if it didnt sell at auction.

I lived in Indy til about a year ago. I know the city very well. The Far East side can be somewhat nice but a lot of is very ghetto. What’s the closest north south street intersection?

You can go to school and go 6 figures in debt but you don’t have to. Through online programs and local colleges you can get a fairly cheap degree. It just doesn’t sounds very appealing so most don’t go this route.

There’s a difference between being taught skills to run your own business and being taught how to work for someone else. College teaches you to be an employee and to get a job.

Like i said, it will help you get a good job which will help you get the funding you need to begin in real estate.

Entrepreneurship will not help you but an accounting finance degree is a valuable degree. It will open the door to good jobs. A good job= easy financing capabilities. While tons of people like to crap on college, it still has a place.

Do you plan to work as a full time investor?

That’s much easier said then done.

Most people use real-estate as a investment but not a full time job.

The only way you shouldn’t get the degree is if

1. You know for a fact that, real- estate is what your doing

2. You already have access to investment funds

3. You are the type of person that always sticks to there plans.

If you have all three of those down, I doubt you would be asking though.

@Jason Zeiner, Dont let a normal contractor sand the floor. He will butcher it. Find a true sand and refinish guy.

Hi @Trent Arey, As far as water proof, thats a valid point. There are vinyl planks that are waterproof but they are also throw away. If wood gets wet, its not as big of a deal as many think. If you have a serious plumbing problem, and you have large amounts of water in the house, pretty much anything but tile or concrete will be in deep trouble. 

As far as wood brands go AACER is fairly cheap but good brand to get floor from.

@Gaspare U. The ads are placed on behalf of investors ready to buy (typically with systems already in place). We run the ads to owners who need to sell quickly in whatever area the investor wants to invest. 

Here's how it works. We set up a lead page (website) on behalf of the investor we are working with. We then place ads on behalf of the investor that are targeted towards people ready to sell, in the specific geographic area the investor wants to buy property. A motivated seller in that area sees an ad, then fills out a lead form on the page we have set up. When that happens, the investor gets a text and email notification instantly, and handles the deal from there.
