@Michael K Gallagher thanks Michael, that cleared it up for me! Your calculation was spot on. I am doing it this way solely for learning purposes right now so I can grasp the concept of what’s going on, but eventually I will transition to an easier route like you mentioned. Thanks again!

Hey everyone! I’m practicing deal analysis and I’m having trouble estimating what the monthly PI payment would be. I began by trying to do the math on my primary residence, but my calculated PI is ~$170 higher than my actual PI. So, let me show my work and hopefully somebody can point out where my calculations are wrong.

$175,000 PP

2.75% (30 yr./fixed)

$175,000x.0275=$4812.50 annual interest

$4812.50x30=$144,375 interest paid on loan

$175,000+$144,375=$319,375 total paid over 30 years

$319,375/30=$10,645.83 annual PI payment

$10,645.83/12=$887.15 monthly PI

What did I do wrong for my calculated PI to be almost $200 more than my actual PI?

Hey everyone,

After a long period dedicated to research (and possibly a case of analysis paralysis), I've built up enough confidence where I'm "comfortable" pulling the trigger on my first real estate investment deal. It will be a BRRRR deal, and I plan on funding it using cash and HML. Can anybody share with me good or not-so-good experiences with particular HMLs?

I’m new to this area, and new to real estate investing, so I’m looking for some REIAs around Baldwin County or Mobile where I can learn from the pros and do some networking. @Peter Roehrich thanks for the reply! I know it was kind of a broad, strange question. I guess a better way of wording my question would be to ask what the benefits are of getting a degree in real estate. Maybe which careers in real estate are typically held by people with a degree rather than those that do not have a degree?

Hello everyone,

I hope this is the correct thread for this question. I am currently in the military and will be getting out within the next year to attend college. I have been learning as much as I can about real estate investing from forums, books, podcasts, etc. As much as I enjoy learning about real estate, it has me interested in earning a B.S. degree in Finance with a Real Estate concentration. My question is this: which real estate careers are available ONLY to people with a degree focused on real estate? Thanks in advance for any and all replies and information.
