I was looking at JWB as well. And found and met with www.jaxinvestments.com. They seem to sell in the same areas as JWB though - C/D areas. Guess that's because the numbers make sense there. But heck, what do I know, I'm a noob :)

Just jumping in on this thread to introduce myself. We just moved to Nocatee. Am committed to doing my first investment deal in the first quarter of 2017. Looking for SFR or Multi but haven't pinpointed the area yet. Looks like westside of jax is where all the turn key providers are pushing me. Not sure if that makes sense though. Thoughts?

Just jumping in on this thread to introduce myself. I just moved to Nocatee. Looking to get into Real Estate Investing. Not sure exactly how or what area but I am investigating SFRs and Multi Family in the Jacksonville area. PVB seems like it wouldn't work so well for rentals. Is there a good REIA meeting in the area?

Thanks for the input. I have tried rent range. It gave high med low and the range was large. So it seemed to be a guessing game in terms of which to pick. And yes, asking a realtor is on my to do list. Guess I was looking for something that I could do on my own quickly. Thanks again for taking the time to answer

I am also interested in Jax as a place to invest. Planing a trip out there in the next 4 weeks. Precisely because of things like what @Luke and @Erik say. 

To get my head around Jax and its neighborhoods I crated this map which I am glad to share with you all. It contains some layers that show good zips (taken from another BP post) and data from city-data on gentrified communities in Jax. However, I suspect even in these areas there are pockets of not so good. 

Murray Hill for example seems to have blocks where there are nice homes only then blocks where there are only less desirable homes. Like the NE corner of Murray Hill.

Well, I can't help with your question. All I can do is say thanks for making me aware that I need a cert of occupancy to get my house rented. I too will have to make some updates to get it to code. We are moving out of our main house and renting it.

Just joined BP and have to say this is a really great community. The info here about Jacksonville is really helping me out.

I do have an additional question however. What are your thoughts on Condos vs SF for rentals in the area. More specifically, do you believe condos will rent as well as SFs?
