Thanks for the input.  If we have a successful call later this week and it seems like something both sides wish to pursue, I would certainly be open to visiting Memphis in the coming weeks.  In fact, meeting the team in person and viewing their work up close would be an important prerequisite for me given how crucial that personal X-factor is to me.

I'm new to REI, and since I work a very demanding professional career in a high COL state, turnkey REI seems tailor-made for folks like me. I spent the past month or two studying turnkey markets, and then researching reputable turnkey providers in the markets of interest. The name that kept coming up is Memphis Invest, since many people seemingly view them as the gold standard in the turnkey space. I picked up a copy of Chris Clothier's Turnkey Revolution book and it only increased my interest.

I reached out to Memphis Invest to set up a 1 on 1 call and was quickly contacted by a portfolio advisor to set up a call for later this week.  In anticipation of this call, I was wondering if anyone had experience with Memphis Invest, whether positive or negative, that they would be willing to share.  I read a bunch of historical forum discussions, but would love to hear if anyone has more current input.  Also, I am building a list of questions to discuss during the call.  Are there any questions that one should ask that may not necessarily be intuitive to a new investor looking to do his due diligence?  Thanks in advance for your help!

 You are making a big assumption that TK property isnt overpriced........................Why are Mr n Mrs Mephis passing up all these TK deals in Memphis?

"Overpriced" may have been the wrong word. The reason REI in my area is non-starter isn't that the properties are overpriced (even though many of them are). Its that they are so objectively expensive (regardless of whether or not its a good value) that investing here in NYC area isn't realistic for me.

Currently in the learning phase, reading books on the subject, articles, listening to podcasts, reading forums such as this, etc. I work an extremely busy job in a very high-priced area, so REI in my area is a no-go since property is so overpriced. So it seems like turnkey investing is tailor-made for my situation. To further look into turnkey investing, is it best to just reach out to the reputable turnkey companies in the markets that sound best to me?
