i love the industry and love what rental income does for my wallet..but i certainly don't respect them in the least bit or think they deserve the landlord biased rights they enjoy. it's morally wrong for someone to be allowed to stay in my house if they don't pay, destroy property or disturb the peace in the residence, period. i won't give in an inch on that concept. they can sue, but they won't get a dime. they can jail me, but i won't change. they can call the police, but the police can't do anything (one tried it nine times one night). i'll just learn from it and be that much better at outsmarting the system next time.

what do they (judges) think they can do? if they fine me, depending on the amount i won't pay it. if they throw me in jail, i'll be costing them money for some piddly offense and will have a short term. they sure as F*ck won't be able force me to let them live there, i'll make their (tenants) life hell so bad they'll move out on their own real fast. even if i, for some reason, decide to use the eviction process, i'll just start that process the minute they move in. that way, what ever BS time frame can pass and i can exercise it later on my own immediate terms. i'll hide the eviction language in the rental agreement (that they won't get a copy of). bottom line; renters are pieces of sh*t and i'll stop at nothing to ensure they can be thrown out on my time frame instead of after they're done damaging my financial/physical property.

i've got 3 houses all with the rooms rented out. all bought at retail. the one i live in breaks even. the other 2 make 500 a mo each. does anyone else rent rooms and how do you manage it with even more houses? btw, i don't have to go through the BS eviction process SFH landlords have to go through. i just throw thier sh@t out. it's a civil matter of which 99% of them can't afford to deal with. it would be awesome if there were a company here in jax that would manage it all though..

what formulas do you use when evaluating a deal for the first time? the only one i know is to take ARV * .7 to get my max asking price (not including repair estimates)

bandit signs are easy. it's flyers that need the most help on. i need an example that i can then modify. basically a template that's been working for you.

i need to figure out the absolute best way to word my advertisements before i go and make hundreds of them. what do yours say?

the only signs i've seen are, "Avoid Foreclosure 123-1234" and the classic, boring, "We Buy Houses 123-1234." I've never seen any REI's flyers or business cards..
