2. The ADU was built as an in-laws quarters by the current owner, but we would want to rent it out separately. Any particular advice or homework we should do to make sure this is feasible and judicious aside from ensuring zoning laws will allow this?

3. The property includes a screened porch built on a solid foundation. Would converting this space into a full bathroom be a worthwhile investment?

As newcomers to property investment, we greatly value any guidance or feedback you can provide, including any pertinent questions we might not have considered.

 Baltimore County only allows family members to live in ADUs. Can not rent out both units separately. 

Thanks Russell! Appreciate the response and thank you! Wasn’t sure if there was a grandfathered clause with ADUs or if that rule applied to all ADUs, appreciate it!

 You can only rent to family members in Baltimore county. Now if it’s an attached adu, which it sounds like it is? Just remove the stove & you can rent it out just like you would a basement, the stove which is what separates an adu from an basement apartment is most cases, has less effect on rent than a lot of people think imo.

Thank you Jack, this was very helpful! That’s a really great tip about the stove that I wouldn’t have thought of! Unfortunately it is a separate dwelling unit but I think this new knowledge will help for future purchases. Thanks again!
