@David Iniguez I live in Green Bay Wisconsin and have been having good returns here. As well as I have a very close friend and help him with his rentals and fix and flips and he is primarily in Milwaukee Wisconsin. Seems like the numbers are much better here in the Midwest and in Milwaukee especially we are finding a lot of out of state investors.

If you need me to look at a deal I would be happy to do so. No strings attached of course, just as a part of helping the BP community.

@David Iniguez It's probably once a week I hear an investor say .. OKC? I've never even been to OKC! Haha, but our population is steadily increasing, our cost of living is insanely low and we rank quite high on quality of life indicators! Not to mention that we've been called recession-proof and that we provide the most bang for your buck for rentals and property ownership - via Forbes! For 90k you can get a B class rental that has net cash flows of $150/month. That's factoring in maintenance and vacancy! It's tough to beat. 

Hey David! I am currently investing in my local area of Newport News, VA and it's surrounding cities. I am noticing a lot of new businesses' coming into the downtown area and seems as if the path of progress will head that way! There seem to be quite a few lots for sale to build or foreclosures in the area to renovate and rent or sell as that area cleans up!

Next week (Per My Mentor) I'll have the green light to reach out to buyers looking for value add properties. The subject property is located in a HIGHLY Desirable area. And I'm direct to seller/owner of record.

Personally, I like Pueblo West, CO. It's substantially cheaper than the rest of the state, has great healthcare, warm weather year-round, great mountain views, several golf courses, low taxes, and a huge reservoir for boating/fishing. I'm working with several builders/investors down there on a number of projects and am looking to have a duplex built for myself there next year. It's a great place for retirees (A LOT are coming from California and other expensive markets).
