I invest in NJ and each county/state rule differ. With that said, it sounds like the lien holder purchased the next quarter's delinquent taxes via a "Sub[sequent]". There is a 10day grace period after the quarterly taxes are due then the lien holder can submit an Affidavit for Subsequent payment which adds the quarterly delinquent amount to your original lien amount.

Do you know where we can download an Affidavit for Subsequent Payment Form for the State of New Jersey Tax Lien Payment(s)?

We hold New Jersey Tax Lien certificates from 2018 which have not been redeemed. Unfortunately, we were unaware how to make the quarterly payments on the delinquent 2019 charges so they went unpaid by myself (Lien Holder) as well as the property Owner(s). As a result, the properties have accrued outstanding charges for all four (4) quarters of 2019. We need to pay asap before the properties [2019] liens interest goes back to Auction next month (late Dec. 2019).

@Kurt Kwart Just looked them up. Seems like they have a Promo ($37.50/sq.ft) going on too. Thanks for the input.

@Mike Bonadies Remember Glassboro has been identified as an "Opportunity Zone" which will draw Hugh investors into the town. 6yrs ain't that far off if you really think about it.

Could anybody recommend where we can find affordable granite in the South Jersey area (Under $30/sq.ft). Our rental market spreads across Winslow and Gloucester Township in Camden County. We currently use Miller Cabinets out of Camden.

Hi @David Idi We use Dave Adams Roofing and Siding. They are quick and do a great job. Highly recommend.

Thanks just called and left a voice message.

We are in need of a reputable Vinyl Siding contractor for a Duplex in Gloucester Twp. South NJ. Any referrals would be much appreciated!

I have a couple Duplex in Gloucester County. I grew up in Winslow Twp. so I'm pretty well versed in this area.

Why are foreclosure closing costs [typically] higher than a standard sale?

I would do 20% down with a 15yr. Mortgage and invest the rest but keep $100K liquid.
