I'm trying to set up an account with Agentpro247 and during the process I tried to use the promo code that Seth Williams has on his site but it comes back invalid. Does anyone know of a newer code that would work?

I'm looking at putting an offer in on my first 4 plex, but I am going to need to find a money partner for the deal. I was wondering if anyone has a good clause to use for such situation just in case I can't find a partner for this deal. The numbers look good but a little CYA goes a long way!

Look for a partner that has a deal and no money. You bring the money, they bring the deal and the work that comes with it. You will create a win/win situation. Obviously make sure you know the deal inside and out before you commit your money. There is always a deal to be had, you just have to find it!

I would have been able to use it to purchase the property and rehab it with the HELOC money.

They are not retired, they just do not make very much. Which is basically the same thing as far as the banks are concerned.  They bought their house with inheritance money. If I can't make something work in town I may check out your lender in Pendleton.  Thanks!

My wife's parents own their home 100% and they applied for a HELOC at several banks and credit unions to help me on an investment I have under contract, and were denied everywhere. My inclination is that their credit is not up to par for such a loan but I was wondering what ideas you may have to get around that. They are willing to do what it takes to help me out but basically their money is tied up in their home. The last credit union they talked to said that they wouldn't accept a co-signer for such a loan either.

Any help is always appreciated!

I have my first investment property under contract, and I am waiting on the bank to approve the short sale. They wanted me to have a promissory note from my lender up front, and they never actually asked for it. My lender has fallen through (it was family that wasn't able to come up with the money they thought they could get) and now I am in a predicament. Should I wait for the bank to accept the offer before looking for other private money? Or should I start looking now?
