@Alicia Marks our home run isn't even built yet! 5/5 with a pool in the Smokys that we went under contract with in Jan ‘21. Delays with permits and the builder, we didn't break ground until July. Finally making progress, hoping to be done Feb/March ‘22 in time for spring season to kick in. Purchase price was $650k, our agent said we could sell it for $1.2M when it's done. Or just hold it and do $200k in STR gross revenues per year.

We own College student housing and daughter lives there with her friends. We stopped off to drop off items to for our daughter and it’s pretty evident that a boyfriend and his dog are the now staying there too. We spoke to her, she denied it all. We sent nice email reminding her to follow terms of lease. Now what? She says we can’t stop in unannounced per the lease. How can we ensure that the boy and his dog actually leave?

My family stayed on the west side of the lake 15 minutes from Murray State Univ. at a VRBO this past June. The owners had 5 acres with lake frontage and rented out 2 cabins and lived in a third. They also rented ski/fishing boats to guests for additional fees. We really enjoyed the location. Plenty to do with the lake and the National Rec Area. The location is really convenient for Nashville residents and seemed like a diamond in the rough to us. I say go for it!

@Brian G. Break ground mid-January and build time is 6-9 months if all goes well. 20% down for construction is typical. Not counting land, building cost is about $185psf.The issue is you have carrying costs during that build time on interest payments, insurance cost, property taxes (minimal since its land only) but we liked the idea of a brand new cabin with minimal capex for the first few years, and feel we will have built in equity immediately upon completion given the current pricing trends.

After talking to @Avery Carl a few months ago, and working with @Julie McCoy, my wife and I decided to pull the trigger. After getting into bidding wars on a handful of deals, and then having one under contract that had septic issues I didn't want to deal with, we decided to build. You can build new cheaper than what a lot of existing inventory is going for, but your ROI takes a hit with 20% down vs. 10% down, but the economics still work, and you have to wait but we're looking forward to getting ours built and counting some money. I asked Julie the same question when we were looking at cabins a month ago and her answers and the others mentioned above all make sense. The strong occupancy rates continue to indicate that the market isn't overly saturated either.

Hi Jennifer,

Based on what I’ve seen on VRBO and AirBnB there is an active market but haven’t seen much mention of it in this forum. The AirDnA market report for Hot Springs looks ok but I haven’t compared that report to other markets. Are your LTRs in Hot Springs?
