It doesnt take but a few blips to get a 595 credit score. And I've known plenty successful people with DUI's. If they met my other criteria I could deal with those issues

@Mike G. Like has been said I'm not sure there is a most favorable. I think that really depends on each person's strengths and goals. It probably takes awhile to learn that too. I know it has taken me some time learning that so I'm kind of just now finding my feet on buy and hold SFR. I really like to renovate so that's a big reason in it for me. I think you have to know your strengths and passions and find the method that is most favorable for you to get where you want to be. I think if you just pick the one someone else thinks is best just to reach the end goal it might clash and cause issues if it doesnt match.
It sounds like you are about ready and just need to make the leap lol. I have found once I'm about ready I just start looking and eventually a deal comes up and causes action. Not saying to just go buy something but if you have some room financially and have the basic info, you are probably at that point to get your feet wet. Nothing like experience to really start learning!

@Robert Clement Yes you just call the court or justice of peace and cancel it. You will lose what you paid to file but it's no big deal

Take the payment now and continue with the eviction. If they pay on Friday then you can cancel the case. Unless you just want them out then just move forward regardless If they dont pay in full on Friday you are still set to present the case so it doesnt matter. now once you get the eviction ruling then you cannot accept any payment or it resets the whole process. But you are in a spot right now where accepting payment doesnt impact the process since there has been no ruling yet. Just dont cancel the process until you get full payment.

I didnt have great credit after college. Got a construction loan on a flooded house and put 20percent down. Renovated it and refinanced it to a conventional loan. This whole process fixed my credit First dedicated rental I got was a ARM that required 15percent, that I refinanced to a conventional later

Painting is one thing in find worth doing. Get a big super size roller and can do the walls and ceilings in a few hours. Trim is the part that's a pain but in a rental can do it pretty quickly too. I'm starting to paint them the same for that reason. That way can do the whole house in a day. But as for pricing it does depend alot on the area. That sounds high but not ridiculous

I don't. I wouldnt want my neighbor to have them with my kids being little so I take the same approach to my property. It's just too risky in my opinion

I dont get this thread, the OP was asking for info about a market, and it seems people are using it as a sounding board against Airbnb. And I dont have any interest in it but it's a strategy some people make money with, and there are plenty of podcasts and articles on BP about it. So what is the point in knocking it or saying it's not investing on this thread? Who cares, if she's making money who cares if it doesnt fit your idea of investing.
