Hello BP Community! Having been a professional stock investor for more than 20 years, I've finally been bitten by the real estate bug. I only wish I had started this process a decade ago! Since my deepest knowledge is around stocks/public marketing investing, that's all that I've done in my personal investing. The good news is that I'm grateful to have done reasonably ok and beginning my diversification into RE with some capital to work with.
For the last three months I've been devouring books/podcasts to learn as much as possible. I also appreciate that it's not "early" in the cycle so I want to be measured in my commitments. I still plan to take action (I have no ideas if we're at the top, just clearly not at the bottom).
Since I live in an expensive area, and since I don't plan to leave my full-time job right now, I've been focused on turn-key and other passive strategies. After speaking with several turn-key providers, I'm not convinced the model is financially compelling. It only takes a few maintenance issues to kill your return assumptions. While designed as a cash flow strategy, it feels like any real upside would likely come from long term market appreciation.
With turn-key specifically, I'm hesitant to enter higher cap rate markets, which by definition carry more risk. I get it. I'm ok with risk, but risk I like. Riskier markets would be more interesting to me when we're in recession, not as rates are rising and the economy is near full employment.
I think my real estate strategy may evolve towards syndication. Several of my friends and colleagues (stock folks) have the same good problem I do (a bit of capital / terrible diversification / little passive income). To that end, I'm interested in learning, building a network, and offering assistance to others where I can.
