Thanks for the reply. I have seen some very worthwhile posts on this thread since the original post! I have also changed my strategy in accordance with the changing environment since that time and now working to offload the toxic assets for banks, hedge funds and service companies.

I would be interested in communicating with your friend in NZ, to discuss possible areas where we can work together. Always open to that!

I have been contacted by a lot of so called private lenders of late. You really need to do your due diligence on them, as they are pretty sneaky at making themselves look attractive to the investor.

Double check and verify everything you can before committing to anything. Speak to them on the phone, verify their ID before giving them yours, cross link their ID to other sites whether it be BP, LinkedIn, CI or other. If they do not show a picture on their profile, you need to be wary. Ask them to commit to a skype hookup is another means of verifying ID.

If you are going to spend any upfront fee, it is worth spending on an Attorney to review their contract first.

Hi Simon,

I currently own a Note which is doing fine and have invested in providing funding for another investor for renovation, which is turning out to be a negative experience, as it is 3 months overdue for payment and commencing legal action. Watch this space!

Hi all, My name is DaveG37 & I am new to Bigger pockets and just learning my way around the site. I am a remote investor for the land of Oz and have been in the US Real estate business for nearly a year now. I currently have investments in Notes and funding of renovations for other investors for an agreed percentage  of sale price profits for a win/win situation. I have found this an easier way with reduced risk of getting into the RE Business.

I am looking to further develop my RE Business and am interesting in working together with other investors where possible to do this and also obtain short term funding where required to fund the growth of my business.

To put it bluntly, I want to invest and get ROI, to build wealth for more investment and not to buy & hold.

I look forward to building relationships with other investors, especially if we can sincerely work together on projects to grow our businesses.
