We are focused on acquiring properties that are in excellent shape in areas people want to live and we can pay full retail value because we acquire them on terms and sell them on terms. We have no personal liability in the deals we do because of how we set the deal up. That's why I can do deals without knowing renovation costs because I just need to be able to comp properties. However some of these properties need a little to significant repairs and that is why I am asking for renovation costs to get accurate numbers. If you are not going to help me then why are you wasting your time talking. You sound like you are all hat and no cattle.

I don't know renovation costs because I have been out of the game for a while. I am great at marketing and generating leads. I own an SEO agency and I generate our leads from Google across the entire state of Florida. I stopped focusing on my SEO agency to get serious about this business and build it up. This isn't my first rodeo I used to do this business 5 years ago and I have done deals and we are actively generating more and more leads direct from sellers every month that are resulting in deals. That is why I am asking to get accurate rehab costs. Our main focus is buying houses on terms and "subject to" and some of these homes are in disrepair. A lot of these deals we are selling on terms retail or to investors. There's a lot of leads and deals out there but you have to proven customer acquisition systems. 

Wow you’re a complete jerk. I am writing up multiple entrance and exit strategies on a property in Miami RIGHT NOW. Yeah we get lots of leads and deals but I want to get more accurate rehab costs so we can make better offers. My offers are very conservative. 

I am coming across a lot of leads and deals and I would like to know what everyone is paying for rehabbing including materials and labor for a middle class 3/2 2,000 square foot house on average what are you spending in your area.

The bathrooms, roof, kitchen, rooms, pools, etc.

What kind of tips and tricks do you have to bring the costs down?
