We looked up on the county website and found that the seller only owns 2 of the 6 properties there.

Looking at the zoning map, it appears that there are 3 properties that are all in the same segment, where as all the houses around it all have their own.

It shows the zoning on the city website to be
RMF-22 | RESIDENTIAL MULTI-FAMILY 22: Established to provide opportunities for high-density multi-family residential uses with a maximum density of 22 units per acre. The district also allows attached residential, live/work units, and residential units over ground-floor non-residential uses.

There is an RM-12 that would apply for smaller multi families.

Both units do have seperate ingress/egress, but they share a backyard. Each unit has a 2 car garage as well.

The mortgage company is doing a title search now to figure out how it is considered a condo without an HOA to own the land, and what exactly we would be buying.

We've done all the calculations and we feel like the property would be a good one for the long run, but we also have no idea how to calculate for any potential zoning issues either.

We are looking at buying a duplex. We've been informed that, while the property is a multi family, it (and a couple other properties) were deeded as condos. The HOA was dissolved many years ago leaving the condos without an association, but they cannot be classified as multi family because they don't meet the current code standard of having a firewall between the units.

We were told that we have the option of reclassifying it as 2 attached SFR, but are not sure of the process or what ramifications this would have on us down the road when we try to resell.

Can anyone offer some insights?
