In order to rent part of my house. Does it need to be a multi family to be legal? Is that true?

So I have a big question is you guys can help me.

So, I can’t apply for any “normal” loan or refinance. My plan is simple, I’m Saving cash to buy my first rental property and fix it with my brother and then rent it.

I have a doubt, I might have a second chance with somebody to partner with but

I don’t understand what should be the deal with that person? Because basically I will need him as an american to use a loan to refinance the house and the cash, I don’t know what should I give to him or what should be the deal? I’m looking to always take the money for me as a newbie! Help me out please !

@Charles Carillo how would I find those lenders? And you think the interest will be higher ??? Because apparently I can’t apply for anything by the bank because I don’t have a green card. :/ I do have my papers but not green card for now.
