Thank.yall so much, I've contacted the tenant and she agreed with doing a good walk through with me and bringing shotty things too light.  Apparently the old owner had a "do all guy" and well you know how they can be (not all) but he short cut a lot of things and bandaid a bunch of stuff.  Yes indid get it at a good cost knowing some things needed to be dealt with, so I guess I'll stop complaining and start repairing.  Thank you all for your in put it helps me calm down knowing I'm not a lone and what to expect. Year two at this! 

Just bought a house at a very good deal, obviously they wanted to rid of it, but since buying it 2 months ago, had to buy a new roof, which is on me, now the tenant said that bath tub faucet broke and now heater in oven is not working, is this on me or tenant.  Yes roof totally me.  

Said she was cleaning the faucet and bath tub and faucet fell off

Oven, well that just happened. 

Thoughts on who should pay, thank you for your professional opinions
