For the city it's real simple: You say yes, they pay you $750 and build themselves a bus stop. You say any other answer that isn't yes, they pay nothing and build themselves a bus stop.

Cozy.co is awesome. Fat fee to them when they pay by debit/credit, FREE if they link their bank acct. I have a separate account at Fidelity that captures the rents, complete with checkbook and debit card I use at Home Depot for repair materials.  Simple spreadsheet I just sent my accountant. With a rental, no more TurboTax. Taxes are now over my head.

I'm looking for that magic combination of upward appreciation and upward rent growth in affordable metro areas. I know that's a needle in a haystack sometimes, but looking at Birmingham, it seems like the appreciation isn't there but the prices are low on multi and the rents are higher than what I would normally see at those price points. Any feedback on Birmingham and outlying areas as profitable for 10+ units?

@Ben Leybovich , you are right. I was over-thinking it. As you explain it the light went on and I realized it's actually not that complicated a formula and then I embarrassingly realized I am more familiar with IRR than I thought. I use IRR for my fund holdings. When I read what you wrote it finally dawned on me that it's pretty much exactly how I've calculated my the return over time on my brokerage account. I was trying so hard to complicate IRR's application to real estate holdings until you set me straight. Thanks!
