5k down for a flip the return is 18%($900) in 90 days is this a good first deal? If not what should I negotiate for?

@James Galla The 5 units are legal, but you are right I do believe it is rented to low income families. I will look at the files to learn more. Thanks.

Found a property and the seller includes all the utility’s and splits the bills between the 5 units. Should I run away from this model or embrace it. Also I live in the North east by Canada. In winters I am positive that the heat cranked up higher than normal.

I have good credit and pretty confident I could get financed if I tried.  My question is. Is it wise or too risky to invest in my first property with depleted bank funds?

Marco, I don't have any clubs in my area to attend and try to attract private money. I think I may have to do some soul-searching and brainstorming to come up with a creative way to come up with a down payment for my first property. Thank you for the advice I greatly appreciate it.

I'm broke. Is it wise to take a bank loan to fund a down payment for my first property investment?
